A Phase 1 Investigation Will Help Determine If There Is A Potential For Environmental Contamination At The Property. Phase One Study Is Essential When Acquiring Any Commercial Or Industrial Property Or Land But In Many Cases Is Also A Must For Agricultural Or Residential Properties.

    Abchal Engineers Inc. was retained by the Client to carry out a Phase 1 Environmental Site Assessment (ESA) as per the CSA standards for due-diligence/ financing purposes with the financial institution.

  • 245 Toronto St, Newcastle

    Abchal was retained by the client to perform a Phase One to assist with financing with a bank or private lender. The Phase One (O.Reg 153/04) was also required by the City to assist with the building permit and to file a RSC (Record of Site Condition).

    Abchal conducted Phase 1 ESA for the ESSO gas station which included a dispensing station, propane AST, a residential / commercial building and gravelly parking area.

  • 451 Wellington St, St Thomas

    Abchal conducted the Phase I Study for this property which was used for religious purposes. The eastern half of the Site was occupied by a building structure of the Church, while the western half was vacant. The Phase One ESA was required to support the proposed severance and redevelopment of the site for residential use, most likely townhouses.
